The apartments are personally managed by Roberta and Stefano of the Cialdi family. Roberta has been working here since 1980, when the property was still called Residence Baia Felice, so we have over 40 years of experience in hospitality. We are always available to assist you with any needs during your stay.

We have three types of apartments to meet every need: studios (2–3 guests), one-bedroom apartments (4 guests), and two-bedroom apartments (5 guests). All apartments feature a fully equipped kitchenette, a bathroom with shower, and outdoor spaces (balcony or garden).

Absolutely! We are pet-friendly and warmly welcome your four-legged friends. Some ground-floor apartments with garden access are especially suitable for guests traveling with pets.

The apartments are just 150 meters from the beach. In just a few minutes on foot, you can reach the long, fine sandy beach of Principina a Mare, awarded the Blue Flag.

Yes, WiFi is free in all apartments and on the veranda in front of the office.

Yes, all the apartments are equipped with air conditioning.

All apartments come with a kitchenette fully equipped for cooking, a TV, deck chairs, a clothes drying rack, mattress protectors, pillow covers, and bedspreads. Additional blankets are also available upon request for cooler periods.

Yes, in front of the reception there is a convenient laundry room with washing machines available free of charge for all guests.

The apartments are located in two adjacent condominiums: Baia Felice Condominium at Via dello Squalo 86 and Le Ginestre Condominium at Via del Sarago 23, both in Principina a Mare.

The center of Principina, with shops, bars, and pizzerias, is about 200 meters from the apartments. Everything is easily reachable on foot.

Absolutely. We have ground-floor apartments that are easily accessible, with no architectural barriers. The quiet location and proximity to all services make Oltremare ideal for elderly guests as well.

Principina a Mare is the perfect place for families with children. The town is small, quiet, and safe. Children can move around freely on foot or by bike, the sea is shallow, and the beach is wide. Additionally, the pine forest provides shade and coolness even during the hottest hours.

Yes, several bike paths start from Principina, leading to Marina di Grosseto, Castiglione della Pescaia, and Grosseto. The cycle bridge over the Ombrone River is also nearing completion, which will provide direct access to the Maremma Nature Park.
